If you are renting this is a must have service. Whether you are managing it, whether the tenant is a professional earning £90,000 per year or if its a friend of a friend IT DOESN'T MATTER - get an inventory!!!
The only way you can make a legitimate claim for your tenants deposit is with proof. If you do not have photo proof of the condition before and after - ideally with date and time stamped pictures and on a signed report then your claim will likely fail. We have seen landlords end up paying 1,000 of pounds on damages as they didn't bother having one. Any properties over 4 bedrooms, or commercial are quoted based on size.
